The Perfect Fit: Finding the Right Size Home for You and Yours

From palatial estate to tiny home and everything in between, there’s bound to be a place that’s the ideal size for you and your family. But knowing what’s right for you may be a little more complicated than it initially appears. So how do you find the home that’s the perfect size for you and your family?

You’ll want to think about current and future needs, of course. Certainly, if you’re coupled-up and planning on having some little ones, you may want to select a larger home. You’ll want to keep an eye out for a place that fits your storage needs, one that has the outdoor space you want and indoor flexibility you crave. If you have hobbies that take up space, you’ll want to keep that in mind. And, of course, there’s the issue of bathrooms. When you’ve calculated all of these considerations, you may be surprised to find there’s more you should keep in mind. Let’s dive in.

Truth in sizing: A square foot is a foot…or is it?

It can be tempting to compare square footage as its listed, but the truth of the matter is that square footage on the listing may not be truly indicative of the space you’ll have in the house. Why? First, there are no universal standards for measuring the size of a house. The issue is muddy and among the most confusing and misleading metrics in real estate. So as a buyer, be diligent. And remember, more than the number on the page, what’s important is how you will use the space and how it fits your household’s needs. Assess how the home feels in person, and make decisions based on that.

Your piggy bank may not be as portly as you think.

When it’s time to buy, it’s no surprise that budget is a major consideration. But there are often hidden costs that should also be weighed when considering the size of the house you want to buy. For example, you’ll want to make sure the home price range you’re exploring is within your pre-approved loan range. But beyond that, it’s vital to consider your monthly expenses, upkeep and maintenance, and any changes coming down the road. For example, if you know children will be in the picture, or a job change, or some planned medical procedures, all of this may impact on your overall financial well-being, and as such, should be factored into your home-buying decision.

Be sure to assess your family’s unique needs.

When it comes to buying a home, there is no one-size-fits-all. Different things make us feel comfortable. We all have different values and daily habits and personal goals. If your goal is to fine-tune your cooking skills, you may need more kitchen than someone who’d prefer to order in most of the time. If you prefer cute reading nooks and coziness, you’ll want to consider different homes than someone who prefers wide open concepts and high ceilings. It’s easy to get wowed by the features of any lovely home, but it’s essential to consider what delights your family and aligns with you lives. It might be helpful to pose some questions to the group, like:

  •          What’s happening in the coming years for us?
  •          How will we use the outdoor space we get?
  •          How often will we entertain?
  •          Will our family grow? Or are teens ready to move out of the household for college?
  •          How much space does each individual in the household need?

Talk through the special considerations for your family, and you’ll be able to make decisions based on careful assessment when it’s time to shop for a home.

If the house fits, buy it!

By keeping in mind the particular needs you and your family have for your living space, you’re sure to find a home that fits perfectly. Having the right agent can speed the process along, so be sure to connect with a Realtor who is interested in understanding your unique wish list. In no time at all, you’ll declare you’ve found the ideal fit.
