Where Should I Invest My Home Improvement Dollars?

I have $500 to spend on my home before I put it on the market. Where should I invest it?

Homeowners are often surprised at what some minor improvements can do to increase appeal as well as value to prospective buyers. Even $500 can go a long way. But the best way to invest it will vary from home to home.

The best advice is to take a critical look at your home and ask yourself where does it show the most wear? Is it outside or inside? Is it underneath or overhead? The majority of homeowners usually find that $500 is best spent on one of the following:

  • Paint. Painting  may be the number one way to improve a first impression and update the look of your home. Be sure to use neutral colors throughout as it will help potential buyers see your home as a blank canvas that they can easily transform into their own.
  • Improving curb appeal. Mowing and trimming the lawn, washing the windows and planting some flowers can easily be accomplished within budget. You’ll likely have enough left over to power wash the exterior and touch up with some paint.
  • Deep cleaning. You’ll want your home to sparkle for potential buyers. Now may be the time to invest in a cleaning service that can get to all the stains and dust, nooks and crannies that are typically overlooked.
  • New flooring. If you have stained or torn carpet or other flooring, consider replacing it. If the cost exceeds your budget, get a new estimate based on tearing out the existing flooring and any padding yourself.
